When soliciting "MLS" listings, most local area "Real Estate Agents" offer Sellers a 90 or 180 day "Exclusive Right" listing agreement that provides for a "5.0% or 6.0%" sales commission, of which one-half (2.5% or 3.0%) will be offered to the Buyer's Agent on the MLS. I offer Sellers a 60, 90, 180, or 365 day "Exclusive Right" listing agreement that provides for a "2.0%" sales commission for my services "plus" a commission of between 2.0% and 4.0% to be offered the Buyer's Agent on the MLS. This agreement allows Sellers to cancel the agreement for any reason by giving 30 days written notice. I also offer Sellers the option of an "Exclusive Agency" listing agreement for an additional 1.0% sales commission. An "Exclusive Right" listing agreement basically provides for the Seller to pay a sales commission to the Listing Agent, if the Seller accepts a Buyer's offer during the term of the agreement, whether or not the Agent brings the offer to the Seller. An "Exclusive Agency" listing agreement basically provides for the Seller to pay a sales commission to the Listing Agent, if the Seller accepts a Buyer's offer during the term of the agreement, but only if the Agent brings the offer to the Seller.
